Phase One

Roadside shops first. Everything else follows the traffic they create.

Phase One occupies 8 of the 146 acres — front four and back four — right on the Winneba–Apam road. It's the commercial spine the rest of Berry Boulevard grows from, and it's due to be complete before the end of 2027.

Q3 2026

Site works & road frontage

Grading, service yard, drainage and the ~200m of road frontage that gives every shop its own visibility from the highway.

Q1 2027

Shell construction

Shopfronts, the central courtyard, the football pitch and the community/event space go up in parallel with the RideSure headquarters build.

Q3 2027

Fit-out & tenanting

Cafés, pharmacy, grocery, produce and restaurant tenants fit out their units ahead of opening.

End 2027

Phase One opens

The commercial spine is trading, and site works for Phase Two housing begin on the remaining 138 acres.

The Idea

We got tired of hearing the same excuses. So we stopped building in Accra.

Every year, the same conversation: the city is full, the plots are too small, the walls are too close, the commute is too long. Nobody was wrong. Accra has run out of room to be generous with.

So we went and found 146 acres of it — quiet, fertile, twenty minutes from Winneba, close enough to the coast to feel the air change. We're lining it with vineyards, cutting proper roads, and building a place where a house can actually sit inside its land instead of fighting for it.

Why Here

Everything the city couldn't give you, on purpose.

01

Actual Land

Full acreages, not slivers between two fences. Room for a pool, a garden, a driveway that isn't a negotiation with your neighbour.

02

Vineyards, Not Concrete

Landscaped vine rows run through the estate as living infrastructure — shade, privacy hedging, and a working vineyard the community shares in.

03

A Working Commercial Spine

Roadside shops, a restaurant row, a produce market and a football pitch mean you're not driving forty minutes for bread and eggs.

04

Winneba, Reimagined

Built where the coast meets the highway to Kumasi — close enough to the city's arteries, far enough from its congestion.

05

Built With Local Hands

Rammed earth, local timber and stone — not imported facades. Homes designed for this climate, not a catalogue from elsewhere.

06

A Real Investment Curve

Phase One shops are already appreciating before Phase Two homes break ground. Early plots are the cheapest they will ever be.

The Market

Accra's overspill has to go somewhere. We're making sure it lands well.

Land within the capital has priced out the people who built it. Winneba and the coastal corridor are absorbing that demand — Berry Boulevard is positioned to be the address that demand chooses.

What Comes After the Shops

Phase One is the spine. Phase Two is where you'll actually live.

Vineyard-lined homes, bare plots and full acreages on the remaining 138 acres — reservable now, ahead of the shops even opening.
